Commercial snow is a liability service before it is a landscaping one. A slip in your parking lot is a claim; an unplowed entrance at 8 a.m. is lost business and angry tenants. JSQ Gardens provides commercial snow removal in London, Ontario on clear triggers, with salting and de-icing, documented service and priority routing for properties where safe access opens the business day. We are licensed, insured and WSIB-covered, and we send certificates before the first event.

Liability Protection

Salting and documented clearing reduce slip-and-fall exposure. We keep records of every event so you have proof of service if a claim ever arises.

Clear Triggers

You know exactly when we roll: an agreed snowfall depth or a scheduled check. No guessing, no waiting, no calling around during a storm.

One Contact

Reach the owner, not a dispatch queue. Storm-day decisions and extra passes get answered directly, when the weather actually turns.

Open-By-Business-Hours

Lots and entrances cleared and salted before staff and customers arrive, so your day starts on a safe, open property.

Properties We Service

We plow and salt for retail plazas and strip malls, professional and medical offices, condominium and multi-unit properties, industrial yards, churches and community facilities across London and the surrounding area. Single site or a portfolio, each property is scoped and priced on its own layout, traffic and access needs.

Per-Event or Seasonal — Your Call

Two ways to buy commercial snow service, and we will tell you which fits your property. Per-event billing charges for each qualifying snowfall, so a mild winter costs less — good for lower-traffic sites. Seasonal contracts lock one price for the whole winter regardless of how many events hit, which makes budgeting simple and is what most plazas and condo boards prefer. Both include salting terms in writing so there are no surprise line items after a storm.

London Is a Snowbelt City

London sits in the Lake Huron snowbelt, where a single lake-effect streamer can drop 30 centimetres overnight and then repeat two days later. Commercial routes fill fast because every property manager in the city is booking the same limited window. The properties that stay open and claim-free through a bad winter are the ones under contract before the first flake — not the ones scrambling to find a plow in December.

Commercial snow pairs naturally with our commercial grounds maintenance, so many clients bundle winter service into a full-year property agreement. For homes and driveways, see our residential snow removal page.

Commercial Snow Removal FAQs

How does per-event vs. seasonal billing work?

Per-event bills for each qualifying snowfall at an agreed rate, so a light winter costs less. Seasonal locks a single price for the whole winter regardless of event count, which most managed properties prefer for predictable budgeting. Salting terms are written into both.

What snowfall triggers a plow visit?

We agree on a trigger depth up front — commonly around 5 cm for commercial lots — and clear once it is reached, with additional passes during long events. High-priority sites can be set to clear before opening regardless of depth.

Do you carry insurance and WSIB coverage?

Yes. We carry commercial general liability insurance and maintain WSIB coverage, and we provide certificates before the season starts. Most property managers require both on file, so we send them as part of onboarding.

Can you handle multiple properties?

Yes. Multi-site portfolios are quoted per property but managed under one agreement, one invoice schedule and one point of contact, which keeps storm-day coordination and reporting simple.

How early should we book for winter?

As early as possible — ideally early fall. Commercial routes are built on geography and fill before the first snow, so late bookings may not fit a route that keeps your property a priority. Booking early locks your spot and your price.
